I am a real estate agent/attorney living and working in Cleveland Heights. My team and I service all aspects of clients' real estate needs in the Heights area, including home buying, selling, investment, rentals, and legal work surrounding real estate issues. My background as an attorney enables me to better protect real estate clients; home buying or selling is one of the biggest financial decisions that most people make in their lifetime, and being well protected from liability and pitfalls of the process is important. My administrative staff makes sure the process is smooth and all paperwork/documentation is correctly and completely done. I know the area well from growing up and going to school locally, and I am active in my community. I pride myself on being low-pressure and objective. I am always straightforward and give you my honest professional advice, regardless of how it affects a deal. I am always available to answer questions, and being responsive quickly is very important for me as an agent.
I hold myself and my team to the highest ethical standards. I will not act as a dual agent (representing both the Buyers and Sellers at the same time), as I consider it an inherent conflict of interest. I have never and will never take any form of gifts or compensation from industry-related companies, including home warranty companies, title companies, lenders, etc. You should be worried if your agent has you sign a affiliated-business arrangement (ABA) disclosure - which means they get compensation from [whatever company] to refer you to them, usually title companies. I will only ever recommend a company/contractor/inspector because they are the best I know of, not because they pay me to do so. The real estate industry suffers from a poor reputation in terms of ethics; I refuse to participate in anything that could be seen as a conflict of interest.
I joined the industry in 2012, helping with the legal work of one of the largest teams in the country by transaction. I slowly transitioned to the real estate side because I enjoyed working with people out of the office - legal work is interesting, but tends to be heavy on the being inside and reading to yourself. So for 4 years this team of 4 agents (including myself) did over 250 transactions a year. An incredible experience, and having seen so many closings, I am well-versed on the potential problems that arise. I was recruited to RE/MAX Traditions early 2017, an incredibly successful and strong brokerage.
A bit more personally, I live in the Grant Deming Historic neighborhood. My wife is a physical therapist at UH, she bikes to work every day! I have 3 beautiful and... tenacious young daughters, which keeps me from too much spare time. But when I do have time to myself I am a high-level (relatively) competitive tennis player and hobbyist woodworker. I make all my clients small hand-crafted wooden gifts (unique to every client) as a token of my appreciation upon closing, because all of my clients are important to me and it is a priority for me to take the time to show that.
I can not adequately express our gratitude to Thomas Hodgkiss-Lilly. After trying to get in to see a house and being ignored by the listing agent for several days, my (now) husband and I were worried that we would have to go it alone. We asked the listing... (more)
Tom came highly recommended to us and we couldn't have been happier with him. Communications with him were responsive and timely to the extreme and his attention to detail was critical to our bid being accepted during a hotly contested bidding... (more)
I found Thomas to be very knowledgeable, helpful, and certainly willing to go the extra mile. His willingness to search out any information we needed was very much appreciated. I felt he was our personal liaison to the real estate world and would recommend... (more)
